AI SEO in Dubai: How to Rank in ChatGPT, Google AI Overviews & Perplexity   

Try this right now. Open ChatGPT or Perplexity and ask it something you'd normally Google — "best SEO agency in Dubai," "top real estate developers in Dubai Marina," whatever's relevant to your business. Read the answer it gives you.  

Is your business there?  

For most Dubai companies we've asked to try this, the honest answer is no. And that's not because those businesses aren't good at what they do — it's because almost nobody has actually built anything for AI models to find and cite yet. Including us, until recently. We'll get to that.  

This is the part of SEO nobody was talking about eighteen months ago and everybody's suddenly asking about now. So let's actually explain what's going on, instead of throwing "GEO" and "AEO" at you and calling it a day.  

First, What Is AI SEO Actually?   

People use a few different terms for this — AI SEO, GEO (Generative Engine Optimization), AEO (Answer Engine Optimization) — and honestly the naming hasn't settled yet. They all point at the same thing: getting your business mentioned, cited or recommended by AI tools like ChatGPT, Google's AI Overviews, Perplexity and Copilot, rather than just ranking in the traditional list of blue links.  

Traditional SEO gets you a spot on a results page a human scrolls through. AI SEO gets you mentioned inside the answer itself — sometimes with a link, sometimes without one at all. That second part matters more than people realize: a growing share of these AI answers don't send a click back to your site the way a normal Google result would. The AI just tells the person the answer directly, using your business as one of its sources or leaving you out entirely.  

That changes the goal. It's no longer just "get the click." It's "be the source the model trusts enough to mention by name."  

Why This Actually Matters for a Dubai Business Right Now   

A few honest reasons, not hype:  

  • People are already doing this. Someone moving to Dubai, opening a business, or comparing service providers is increasingly asking ChatGPT or Perplexity instead of typing a search query and scrolling. If you're not in the training data or the live search results these tools pull from, you're simply not part of that conversation, no matter how good your actual product or service is.  
  • Almost nobody local has done the work yet. We looked. Most Dubai service businesses — agencies, real estate firms, clinics, retailers — have zero structured content built for this. That's genuinely a short window where doing it properly gives you a real head start, not just an incremental edge.  
  • It rewards specificity over marketing language. This is the part that should make you optimistic, not nervous. AI models don't cite the business that says "we're the leading, most innovative provider in the region." They cite the one with a specific, verifiable claim — "handled 40+ client accounts," "average client sees ranking improvement within 4 months," "based in Business Bay since 2018." If your website is full of adjectives and short on actual facts, that's the first thing to fix, and it costs nothing to change.  

What Actually Helps — The Real Tactics, Not the Buzzwords   

1. Say Specific, Factual Things About Your Business   

This sounds almost too simple, but it's the highest leverage fix available and most sites get it wrong. Compare these two sentences:  

"We are a leading digital marketing agency in Dubai."  

"We're a Dubai-based agency that's worked with 40+ businesses since [year], including [named client] and typically see ranking improvements within 3–6 months."  

An AI model has nothing to grab onto in the first sentence — it's a claim every competitor makes about themselves too, word for word. The second sentence has actual facts a model can quote, compare and trust. If you take one thing from this article, audit your own homepage and service pages for sentences that are just adjectives dressed up as content and replace them with real numbers.  

2. Build FAQ Content That Actually Answers the Question   

AI tools are extremely good at pulling clean, direct question-and-answer content and using it almost verbatim. A page with a genuine FAQ section — real questions your customers actually ask, answered directly and completely, not teased and left for a phone call — is one of the most citable formats you can build.  

The trick is answering completely in the FAQ itself. A lot of business sites write FAQs like "How much does this cost? Contact us for a custom quote!" — which gives an AI model nothing to cite. If you want to be the answer to "how much does SEO cost in Dubai," you have to actually say a number somewhere on your site. 3. Add Structured Data (Schema Markup)   

This is the technical, behind-the-scenes layer — code that explicitly tells search engines and AI crawlers things like "this is a business," "this is its address and phone number," "this is a review," "this is a frequently asked question." It doesn't change what a human sees on the page, but it gives machines a much cleaner, unambiguous version of the same information to work from.  

If your developer hasn't mentioned Organization, LocalBusiness, Service or FAQPage schema to you, it's worth asking why not — this is foundational, not optional, at this point. It's part of what we build into every on-page SEO engagement now.  

4. Get Mentioned Consistently Across the Web, Not Just on Your Own Site   

AI models don't only learn about your business from your website. They're also shaped by what's said about you on review platforms, directories, LinkedIn, press coverage and industry sites. If your business name, description and key facts are inconsistent across those places — or worse, if you're barely mentioned anywhere outside your own domain — that's a real gap. This overlaps heavily with old-fashioned digital PR and directory presence, which turns out to matter just as much for AI visibility as it always did for local Google rankings.  

5. Publish an llms.txt File   

A newer, smaller technical step — a simple text file at your website's root that gives AI crawlers a clean summary of what your business does and where to find the important pages. It's not a magic switch (some AI crawlers use it, some don't yet, and the standard is still evolving), but it's a low-effort, low-risk addition, and being early rarely hurts.

What We're Doing About It Ourselves   

We'll be straight with you: this article exists partly because we went through our own site recently and realized we hadn't done most of this either. No FAQ schema, no llms.txt, plenty of the same generic "leading agency" language we just told you to avoid. It's easy to tell clients to fix this and slower to actually go fix your own.  

So we're doing it — real facts instead of adjectives on our service pages, proper FAQ sections, structured data, the works. We'd rather be honest about being mid-fix than pretend we cracked this months ago, because frankly almost nobody in Dubai has, yet.

1. What's the difference between SEO and AI SEO (GEO/AEO)?   

Traditional SEO focuses on ranking in the list of search results a person scrolls through and clicks. AI SEO focuses on being mentioned or cited directly inside an AI-generated answer, which may or may not include a link back to your site at all. The two overlap heavily — good technical SEO and clear, factual content help both — but AI SEO adds a few extra layers, like structured FAQ content and llms.txt.  

2. Can I actually track whether AI tools are mentioning my business?   

Not as precisely as Google Search Console tracks normal rankings — yet. The tools for this are still catching up. The most reliable method right now is manually asking ChatGPT and Perplexity, and checking Google AI Overviews for your key terms every few weeks, tracking whether your business shows up, and how it's described when it does.  

3. Does this replace normal SEO?   

No — if anything, it depends on it. Technical SEO fundamentals (fast site, clean structure, real content, mobile-friendly) still matter, because AI models and their underlying search systems are often still drawing from the same crawled web data traditional SEO has always been optimizing for.  

4. How long does it take to start showing up in AI answers?   

Genuinely unclear and inconsistent right now, since it depends on how often the specific AI tool refreshes its data and whether it's pulling live web results or relying on older training data. Treat it as a medium-to-long-term investment, similar to organic SEO, not something with a guaranteed timeline.  

5. Is this worth doing for a small local business or only large companies?   

Worth doing for both — arguably more so for smaller businesses. The "AI mentions the same three big brands every time" problem is real, but it's also exactly the kind of gap a smaller, more specific, more factual business page can exploit while bigger competitors are still publishing vague corporate copy.
